More than one Mooresville NC Real Estate home sale has resulted from a couple’s chance encounter with a local open house. It still happens that they just drop in on the spur of the moment.
“Oh look! They’re having an open house down the street!” turns into curiosity, then interest, excitement—and ultimately, a life-altering change in where they call home.
Today that still happens, but a good deal less frequently than in the past. Part of the reason is the demotion of the open house in the pecking order of local real estate strategies. At this point, an area open house is simply never the central element in a home’s marketing blitz. The web has seen to that.
Let’s face it: if you can visit any listed home via its online virtual tour, the whole idea is that it requires a fraction of the time and effort an in-person visit takes.     According to the Reuters news service, the home market for those with high net worth incomes (HNWI) has remained surprisingly strong -- even when there were dips in other sectors. Luxury homes are hot on the radar of those with the means to swing multi-million dollar purchases.
    One listing tactic for the marketing of luxury homes -- whether in Beverly Hills, Palm Beach, or here in Mooresville NC -- is the "pocket listing." Pocket listings give the owners of luxury homes the ability to conduct a discreet, private sale by keeping it off the Multiple Listing Service. The most common reason my sellers opt to steer clear of the MLS is to give maximum leeway concerning general public knowledge of the offering.
    I recall seeing one notable recent example (I believe it was reported by TMZ): the simultaneous pocket listings of both of their high-end homes by celebrity pair Kim Kardashian and Kanye West. For public personalities whose careers are dependent on careful nurturing of their images, maintaining control of public access to their domestic doings can be viewed as a business necessity. Instead of being exposed on the usual multiple-listing services, it's marketed directly by their agent.
    Selling Mooresville NC Real Estate luxury homes through pocket listings can also provide the homeowner and agent the maximum ability to vet potential buyers. Too, business people wishing to avoid upsetting customers or employees can avoid speculation that they may be leaving the area. If you are an adherent of the axiom any publicity is good publicity, a pocket listings word-of-mouth technique (the first cousin of no publicity) probably isnt an attractive alternative.

Homes in Cornelius

Are you new to North Carolina or maybe not familiar with the town of Cornelius? The town that once originated as a mill and farm community has now developed into one of the most luxurious areas to live in. One reason for the high demand of the beautiful area is the proximity of Lake Norman. Homes in Cornelius are either on the water or just minutes from it, meaning remarkable views no matter where you live in the town. Point in case, the picture below.

Trulia and Ann Stiles are just a tap away from your next home

Mobile apps are becoming more popular everyday. Name the company and they probably offer and app for either an Android, iPhone, or both.  Ann Stiles Real Estate is joining forces regarding the popular concept with the recent partnership with Trulia and Trulia Mobile Apps.

Trulia, a top-five ranked website for real estate, offers mobile apps for Androids, iPhones, iPads, and Android Tablets.  The free app is GPS based that allows homebuyers to search for homes based on their location.

When in the Lake Norman area, zip code 28117, notice the banner ad at the top with Stiles contact information. If a hopeful homebuyer spots a home they like, simply click on the banner and the homebuyer can call or email Stiles right then and there.

Mobile apps are finding their stride in real estate. In a recent survey by The Real Estate Book the results show that 78 percent of mobile users viewed photos and videos of homes. Another 60 percent said they used the devices to find listing details, price, property descriptions and amenities, and contact information. Even more importantly, 66 percent requested additional information about a listing.

Business manager for Ann Stiles Real Estate, Keith Stiles, believes phone apps for real estate are great for connecting with future clients. “The Trulia app in particular is great because it not only provides a quick way for homebuyers to search for homes for sale in their area,” said Stiles, “but also provides great convenience in taking action immediately by getting in touch with a real estate broker in that area.”

Stiles is not the only one who feels mobile apps are the next best real estate tool, as 98 percent of those who reported using mobile devices considered the tools valuable in their home search, and 46 percent said they were “essential.”

Scott Dixon, president of NCI’s Real Estate Division, states, "Mobile is a complementary to our print and web offerings. We use our printed pages to drive traffic online. We track the results and see our peak traffic on our website on Monday and Tuesday, but our peak traffic on mobile is Friday, Saturday, and Sunday -- when people are on the go," says Dixon.

The app is definitely aimed at people on the go, as it uses an interactive map to explore the neighborhood of the person’s current location. A potential homebuyer can search for homes for sale, rentals, or recently sold homes. Results can be narrowed down in numerous ways from the number of bedrooms, to number of bathrooms, to even homes that have been reduced in price. To get the full details on a listing simply tap on the pin where the homebuyer can view information such as property description, history, public records, and a tab to all the high-resolution photos of the chosen home. If a homebuyer likes what they see, tap the heart to save it to the free Trulia account or press the orange contact button to be directed to a real estate agent. No tech savvy skills needed.  

Other great features on the app include a map tab, which shows information about the neighborhood showing the average rating of restaurants, grocery stores, and more all powered by Yelp.

When you hear a member of the Stiles family speak, it doesn’t take long to realize they are not North Carolina natives. Their strong northern accents and fast paced speech is one of the many aspects that stayed the same when they moved to North Carolina four years ago. Keith and Ann, along with their five children, John, Nicole, Lisa, Michael, and Joseph decided to move to Mooresville, NC from Westchester County, New York, an affluent area just outside of New York City. The change in their lifestyle isn’t drastic, as their face paced way of living is imbedded in them
In fact, not much has changed at all. Keith still works for the Law Firm Klein and Machado based in New York and Ann contin
ues to sell real estate, as she has for over 29 years. With their two youngest children still in middle and high school, the Stiles’ wanted to live in an area that made raising a family fun and convenient.
“North Carolina is a beautiful state to live in and Mooresville in particular has a great school system making it a great place to raise your family,” says Ann. Keith seconded that thought, saying, “all the people here are very friendly and it’s just a great place to continue to raise my family.”
They are so happy with their decision to live in The Point that they are even encouraging others to do so. With 29 years of experience selling luxury real estate in New York, Ann wanted to continue her passion and encourage people to live in this beautiful state she now calls home.
