Homes in Cornelius

Are you new to North Carolina or maybe not familiar with the town of Cornelius? The town that once originated as a mill and farm community has now developed into one of the most luxurious areas to live in. One reason for the high demand of the beautiful area is the proximity of Lake Norman. Homes in Cornelius are either on the water or just minutes from it, meaning remarkable views no matter where you live in the town. Point in case, the picture below.

Trulia and Ann Stiles are just a tap away from your next home

Mobile apps are becoming more popular everyday. Name the company and they probably offer and app for either an Android, iPhone, or both.  Ann Stiles Real Estate is joining forces regarding the popular concept with the recent partnership with Trulia and Trulia Mobile Apps.

Trulia, a top-five ranked website for real estate, offers mobile apps for Androids, iPhones, iPads, and Android Tablets.  The free app is GPS based that allows homebuyers to search for homes based on their location.

When in the Lake Norman area, zip code 28117, notice the banner ad at the top with Stiles contact information. If a hopeful homebuyer spots a home they like, simply click on the banner and the homebuyer can call or email Stiles right then and there.

Mobile apps are finding their stride in real estate. In a recent survey by The Real Estate Book the results show that 78 percent of mobile users viewed photos and videos of homes. Another 60 percent said they used the devices to find listing details, price, property descriptions and amenities, and contact information. Even more importantly, 66 percent requested additional information about a listing.

Business manager for Ann Stiles Real Estate, Keith Stiles, believes phone apps for real estate are great for connecting with future clients. “The Trulia app in particular is great because it not only provides a quick way for homebuyers to search for homes for sale in their area,” said Stiles, “but also provides great convenience in taking action immediately by getting in touch with a real estate broker in that area.”

Stiles is not the only one who feels mobile apps are the next best real estate tool, as 98 percent of those who reported using mobile devices considered the tools valuable in their home search, and 46 percent said they were “essential.”

Scott Dixon, president of NCI’s Real Estate Division, states, "Mobile is a complementary to our print and web offerings. We use our printed pages to drive traffic online. We track the results and see our peak traffic on our website on Monday and Tuesday, but our peak traffic on mobile is Friday, Saturday, and Sunday -- when people are on the go," says Dixon.

The app is definitely aimed at people on the go, as it uses an interactive map to explore the neighborhood of the person’s current location. A potential homebuyer can search for homes for sale, rentals, or recently sold homes. Results can be narrowed down in numerous ways from the number of bedrooms, to number of bathrooms, to even homes that have been reduced in price. To get the full details on a listing simply tap on the pin where the homebuyer can view information such as property description, history, public records, and a tab to all the high-resolution photos of the chosen home. If a homebuyer likes what they see, tap the heart to save it to the free Trulia account or press the orange contact button to be directed to a real estate agent. No tech savvy skills needed.  

Other great features on the app include a map tab, which shows information about the neighborhood showing the average rating of restaurants, grocery stores, and more all powered by Yelp.

When you hear a member of the Stiles family speak, it doesn’t take long to realize they are not North Carolina natives. Their strong northern accents and fast paced speech is one of the many aspects that stayed the same when they moved to North Carolina four years ago. Keith and Ann, along with their five children, John, Nicole, Lisa, Michael, and Joseph decided to move to Mooresville, NC from Westchester County, New York, an affluent area just outside of New York City. The change in their lifestyle isn’t drastic, as their face paced way of living is imbedded in them
In fact, not much has changed at all. Keith still works for the Law Firm Klein and Machado based in New York and Ann contin
ues to sell real estate, as she has for over 29 years. With their two youngest children still in middle and high school, the Stiles’ wanted to live in an area that made raising a family fun and convenient.
“North Carolina is a beautiful state to live in and Mooresville in particular has a great school system making it a great place to raise your family,” says Ann. Keith seconded that thought, saying, “all the people here are very friendly and it’s just a great place to continue to raise my family.”
They are so happy with their decision to live in The Point that they are even encouraging others to do so. With 29 years of experience selling luxury real estate in New York, Ann wanted to continue her passion and encourage people to live in this beautiful state she now calls home.

Real Estate in Charlotte

As I was watching one of the local news stations the other morning, there was an interesting segment on real estate in Charlotte that I thought was worth sharing. With so many news stories and articles being published providing such mixed opinions it’s difficult to determine what to believe. A local relator, however, provided some great insight that helps make those inconsistent articles a little more reliable.

For instance, is now a better time to rent or buy? Last week, in fact, it was reported that the price of renting has increased. While it seems obvious then that buying is the way to go, unfortunately the solution is not that simple. Less people are selling and with more people wanting to buy the competition is steep. This is definitely a reality that the real estate in Charlotte is facing. For example, in my neighborhood roughly 60 homes were up for sale last year, while this year the number has decreased by half.

Another interesting fact that was brought to the table is the amount of homes in the pending sales category. A pending sale, for those unfamiliar, is a real estate transaction for which a contract has been signed but that has not closed. The January statistics were just released that showed 650 homes in pending sale, compared to this time last year where 500 were pending sales.

What does all this mean, especially for the real estate in charlotte? Last year was what we consider a “buyers market,” where there were more sellers than buyers because low prices result from the excess of supply and demand. This year, it appears the roles have reversed - sort of. We’re not exactly in a “sellers market,” because of the increase in pending sales. The competition is greater than ever, and prices on the homes for sale are still relatively low, therefore, it appears we’re in a cautious buyer/seller market, or a happy middle ground.

Homes in Mooresville

What do homes in Mooresville have that other cities don’t? Water and plenty of it! Located between Charlotte and Statesville, the town is home to the state’s largest man-made lake with 520 miles of shoreline, otherwise known as Lake Norman. What does this mean for you? If you’re looking for a home in Mooresville the chances of finding one on the water is highly likely. The only problem is choosing which one to buy!

The homes in Mooresville range from waterfront mansions priced at just under $6 million to beautiful waterfront family homes for half of a million. Take for instance this European style mansion shown below. Houses in Charlotte

Are you looking at houses in Charlotte? The list of homes for sale in the area can seem overwhelming and trying to figure out which part your family would fit in best only adds to the distress. But finding a home shouldn’t be stressful. The process should be a happy time in your families life whether it’s your first home purchase or fifth.

To help narrow down the endless amount of options, I decided to highlight some of qualities you should consider when trying to find that perfect home in Charlotte.

With Charlotte being a very family oriented city, you can find some great houses in Charlotte for very affordable prices. Of course, it all depends on what your idea of affordable is and where your price range falls.

After you have a price in mind, consider what your other priorities are. Do you have children? Then obviously nearby schools and ones with a great reputation would top the list. Are you looking for a house in Charlotte that’s near a lot of great entertainment or one in a more quiet, disclosed neighborhood? These are great qualities to consider and really help narrow down that list of homes that seemed endless at the beginning.


The South Charlotte area such as Ballantyne and Blakeney locations are great for young couples or families that enjoy good restaurants, convenient shopping locations, and nearby entertainment. As for price, a single family home in this area can range around $250,000 and increase the more south you go.

Houses in charlotte that are closer to the University area will fall in the more affordable range to help target its younger demographic. There are numerous apartments, townhomes, and smaller homes that are great for a recent graduate or young couple. But if it’s a quite and more disclosed neighborhood with luxurious homes that you’re looking then the first option would be for you. 

To help narrow down your options even more, visiting a real estate website is a very helpful tool. You can see details such as nearby schools, how they rank, what the real estate market is like in that area, and what type of nearby entertainment there is just to name a few. Another great feature is the ability to email a realtor there on the spot. Narrowing down your options on a site like such is a great start but a realtor provides that experience that will get you closer to that perfect house in charlotte you’ve been searching for.

Charlotte North Carolina Real Estate

       Finding a great piece of property, the one with your dream home, can sometimes seem like an impossible feat. Do you want one with a large piece of acreage with a cute modern home, or a custom built mansion that makes you feel like royalty? A great thing about North Carolina is that you can live in the center of the city and still have all those options available. Charlotte North Carolina Real Estate comes in all shapes and sizes, which is great but can be tough to narrow down to find your perfect home.  As a relator one of the great things I love about Charlotte North Carolina Real Estate is the uniqueness they provide, therefore, I chose some of my favorites that recently stuck out.


For instance, this six bedroom and six bathroom home makes anyone that walks by stop and stare. The unique exterior architecture flows to the inside interior with high ceilings and unique curvature. The inside also provides “green” details such as reclaimed wood, solar water heater, and a green roof in the back.  If that’s not enough to grab your attention, the very modern home comes with “smarthome” features such as appliances, security cameras, and intercoms located through the luxurious Charlotte North Carolina Real Estate.


Maybe a unique architectural home isn’t for you and you instead enjoy the looks of a large, glamorous home. Maybe one with a museum feel, per say. Just in luck because the next Charlotte North Carolina Real Estate that caught my eye was one on none other than Museum Drive. The massive two-story home has the immediate presence of elegance as soon as you enter the fully red brick home. Dual staircases great you as you enter, with Brazilian cherry hardwood floors leading the way. The gourmet kitchen with granite and top end appliances including a six-burner gas cook top is any cooks dream. Other features included in the already luxurious home consist of a second living quarter for any guest that may be visiting your home, or in this case, museum.


Finally, to sum up the complete uniqueness that Charlotte North Carolina Real Estate has to offer I chose a home that reminds you of a permanent vacation. Are you someone that loves the sight of palm trees over pine trees, and water over the sight of grass? Than this Florida inspired home is calling your name. Located on the beautiful Lake Wylie, this custom home has everything from Brazilian cherry hardwood floor, a gourmet kitchen, to a two-story waterfall fountain, which extents from the foyer down to the great room.  This Charlotte North Carolina Real Estate is proof that you can have you palm trees and waterview without the humidity and ocean smell that comes with other locations.

Davidson Real Estate


Looking for real estate in North Carolina can be overwhelming, but if you’re looking for a luxury home with lots of land Davidson real estate may be for you. While there are many cities and towns that provide nice homes on acres and acres of land, Davidson’s population is a little less than 11,000, giving a small town feel. In fact, a couple of the homes I chose to highlight are in walking distance from the downtown.

For instance, the first of the Davidson real estate I chose is a great family home located just a short walk from Davidson college and the downtown area. The four bedroom and five bathroom home includes a designer kitchen package with a large island, granite, tile, double oven and gas cooktop. On top of the to die for kitchen, the home also provides a spectacular outdoor setting with a covered back porch with an outdoor fireplace.


If being outdoors is more your style this country home could be your dream home. Adjacent to the River Run golf course and located at one of the highest points in Charlotte, this Davidson real estate has a private horse farm with multiple pastures and a six stall horse barn. The inside of the home provides a charming mountain cabin feel with tall wood ceilings located throughout the home. With fabulous sloping pastureland and tree lined private entry drive, the four bedroom and three bathroom home is perfect for any outdoors lover.


Lastly, the third Davidson real estate I chose is not a farmhouse or your traditional family home. This home, however, is an exquisite English Manor house located on 2/3 of wooded land. If the exterior of the home doesn’t grab your attention the professionally decorated inside certainly will. The four bedroom and four bathroom home comes with a lavish kitchen, custom cabinetry, granite and a huge center island. The master suite, located on the main floor, has its very own privately lavish master bathroom. Priced at just shy of a million dollars, this unique home can be found nowhere else than in gorgeous Davidson.

 
While Charlotte, Mooresville, and Cornelius real estate are great locations to buy a home, the small town feel of Davidson provides another great option. How often can you find a farmhouse or a English style home on acres of land, in the same town, and just minutes from the downtown area? In Davidson, convenience is just one of its many great attributes.

Cornelius Real Estate

Sticking with the theme of the week this blog focuses on Cornelius real estate. Just like Mooresville, Davidson, and Huntersville, homebuyers can find plenty of gorgeous waterfront homes in Cornelius.

The first is a beautiful $1.5 million home located in the elite Peninsula neighborhood. The private community provides a clubhouse, fitness center, golf course, playground, pool and tennis court. Of course, the home itself is enough for anyone to fall in love with. The four bedroom and three bathroom home is filled with wonderful attributes including a gourmet kitchen, a detailed painted ceiling in the grand room, and a master bathroom fit for a queen. Even better is the exterior of the home, especially if you have a passion for water. With a pier, dock and beautiful landscaping a homebuyer can spend hours looking at the spectacular waterfront view.


Although, a beautiful piece of Cornelius real estate doesn’t have to cost over a million dollars to have a waterfront view. The second home I chose, for example, is a stunning waterfront home just off the main channel. The private pier with a covered slip is accompanied with a boat lift, making for easy access to the water. Inside the two-story home are spacious rooms including a kitchen with a breakfast room, a billiard room, and a morning room looking over, what else, but the gorgeous water. 


Finally, the third Cornelius real estate I chose from a list of many is a beautiful family home for a very reasonable price. Just like the first, this two-story home is located in private Peninsula community. For a little over a half a million dollars, the four bedroom, five bathroom and three car garage home is great for any family. The exterior of the home has a screened in porch with a large open patio perfect for people watching, or should I say golfer watching.

That’s three of Cornelius real estates finest, with a price range for every homebuyer.  Whether you have $2 million to spend or just a fraction of that, a beautiful waterfront or private golf course home is just around the corner.

Huntersville Real Estate

            Huntersville Real Estate can be a hot commodity. Located just outside of Charlotte, the town provides everything the largest city of North Carolina provides but with a much smaller population. According to the U.S. Census Bureau, Charlotte’s population in 2010 was 731,424 with Huntersville at just a fraction of that number with 46,773 listed as its population. Despite being extremely smaller compared to Charlotte, there is no shortage of things to do and homes to see.  

Gorgeous luxury homes, family homes, and townhomes make up the Huntersville real estate and below are three I chose just to give you a glimpse at what the beautiful town has to offer.

The first is a lavish three story stone and stucco home. Known as the Misty Ridge Lodge, the home gives the appearance of an exclusive mountain resort, minus the frigid temperatures. Instead of a view of the mountains, the home is located just minutes from Lake Norman where snowsuits can be traded in for swimsuits. The recently built home is also big enough for multiple families to stay in with seven bedrooms and eight bathrooms.

The second of the Huntersville real estate that I chose is a home at nearly three-fourths the price as the first but still just as beautiful. With five bedrooms and four bathrooms, the brick home has recently seen numerous upgrades, including new granite and hardwood floors. Similar to the first, this home also has three-story’s and a three car garage. A major attraction to this home, especially for a golf enthusiast, is the location as it conveniently sits on a golf course. 


Finally, to provide a full glimpse of the Huntersville real estate, the third home I chose is a lovely townhome in one of the most convenient locations in Huntersville. The two bedroom and three bathroom vinyl townhome is ready to move in with recent upgrades to the hardwood floors, neutral interior décor, and landscape details. The community provides a golf course, tennis courts and playgrounds, and is walking distance to one of the most distinct shopping centers in Huntersville, known as Birkdale Village.


As you can see from just three of the homes I picked in Huntersville, the town offers a home for people looking in all different price ranges but with equal beauty. From the lavish to the practical family home, a home in Huntersville will not disappoint.

Charlotte real estate lookup

Are you thinking about moving, maybe to a different city or even a different state? You wouldn’t be alone as moving has been on a lot of people’s minds lately, but more specifically, people are moving towards the East Coast. One reason being the high unemployment rates in the Midwest and Northeast, according to the latest Atlas Lines Migration Patterns study, which has tracked the nations moves since 1993.

Statistics show that more than 55 percent of the amount of movers moved to a different state. Even more interesting is that North Carolina ranked fifth in the top states people are moving to, which is a move I can definitely support as a current North Carolina resident. Charlotte, NC has to be by far one of the most beautiful cities, with so many attractions, with a night skyline that never gets old. But how to you decide where in Charlotte you want to live?

There’s plenty of ways on how to look up real estate for Charlotte NC. Whether it is through a generic real estate website or a personal agent/brokers. Viral videos, such as Charlotte real estate lookup shown below, provide you with a great glimpse of what gorgeous homes are offered in and around Charlotte.


The video gives you a tour of not only the beautiful city, but some of the great attractions around it, including The Charlotte Motorspeedway, the epicenter, and the performing arts center. There’s no shortage of things to do in the city, but the Charlotte real estate lookup video also shows attractions outside of the city, such as the Lake Norman area. And with the summer months showing the largest number of moves per season, the lake is definitely an attraction to mention.

Websites are also great in how to look up real estate for Charlotte NC. Once you have narrowed down the area of your choice, you can simply put in the minimum and maximum amount that you are willing to spend, and then you can take a tour from your very own home. Although, let me add, while it’s easy to look up real estate for Charlotte, or anywhere in this case, it is highly recommended that a homebuyer hires a real estate agent/broker, as well. Most new or even previous home buyers need a little help negotiating and you never want to purchase anything sight unseen.
